How do you financially justify 24,000 sq ft MMA gym

If people are willing to pay for a membership, what's the problem?

I guess the easiest answer would be that you justify itnthensame way you justify any gym. Larger the gym, more members you need or higher the prices.

A couple years ago someone posted a thead about the cost of memberships, seems like most ofmthe monthly fees were in the 60-80 range. At that time here in Nashville there wasn't a whole lot around and the main gym was 130 per month. Nice gym, but expensive. Different people justify their business in different ways.

Here is an interesting thing I've noticed about membership fees with new students over the years. The average person looking to get started will use membership price as a way to gauge how good the school and instructor are.

For example if one BJJ school in town is charging $60.00 per month and the other is charging $110.00 per month, your average Joe will just assume the $110.00 gym must be better a school with a better instructor.

The perception will always be; the more expense the gym/school the better it must be.

I've noticed the exact same thing LSBJJ its weird but true.

11th dan in Parnes Jiu-Jitsu, it's one more than Ransom's. Real PJJ goes to 11!

I have to say the BJJ gym I worked out at in Denver was 140-170$ a month (and all the schools are overrun with people, its all based on names and results.  Gym is known as holding some of the best grapplers in the state, or thats what it seemed like).  The MMA gyms I've looked at stay around 50-80$ a month.  Not sure what boxing or kickboxing prices are but given the cost of BJJ, this size gym would work if it had a good BJJ program.

Courage does not always roar. Sometimes courage is the quiet voice at the end of the day saying "I will try again tomorrow"

the reason I ask poeple is because after all of these bills are paid. Insurance, marketing, staff, lease, remodeling, equipment, cages, mats, electricity, water, permits, licensing, website... and that's just off the top of my head. There are many bills that are going out every month that will make it seems hard to make a profit. it's not as simple as " they will come and train!" there something else that makes a 24,000 square feet gym profitable and appealing...

They probably already had a large clientele and needed a bigger place.  They also showed that they have a pro shop which will also bring money, they have pro fighters and will get percentages of their purse, sponship etc. as well as the gym itself probably has sponsors.  Warehouses are generally cheaper per square foot than retail locations so their rent is probably cheaper than you might be thinking.

Different things for different people.  All businesses are different.

  • Some people get to 24k sqft by owning a small gym, outgrowing it, then getting a medium, outgrowing it.  etc.
  • Some people may have a name (Matt Hughes) where they know they can fill it.
  • Some people may combine a gym with a yoga with a 24 hour fitness to supplement part of the income.

If there are 10 different 24k sqft gyms there are probably 10 different ways the owners got there.

 

Personally I'm wanting to get a 24 hour type fitness someday.  With a room in the back where I can do the BJJ stuff.

First this post tricked me  Stare i thought it was going to be about a guy who bought a gym and his wife was pissed  Laughing out loud

What i trip out on is all the big gyms in vegas, not that many people out there will pay 130-180 a month to train. Rent out there is crazy so Unless you just train fighters for big events and are making money as a manager or what i think is going on is people come in and pay a crazy amount for one personal class and over priced shirts,i dont see how they stay open.

LSBJJ hit the nail on the head. There was this one kid who traveled 90min. to a gym and paid twice what we charge and we were located in his home town 10min. away.

One of our noobs asks him why he didnt just train with us to which he replies- "Maybe Ill come down and show you something one day". He finally comes down and rolls with a few of us and gets submitted like it cool by everyone he rolls with and never returns LOL! I guess he got his moneys worth b/c we never charged him a dime.

This forum is good reading! I guess for the new comer who's getting into this MMA ownership business would need a sponsor, or a group of people to get it started. I've been pooring my self online looking at gym design, concepts, and pricing for a friend in Puerto Rico.


Puerto Rico doesnt have a competetive MMA comunity which is a great indicator that the island has great potential for MMA. In addition theres federal grants for kid related sports center i.e. Boxing, karate. But yet not a reputable MMA gym.

tat2edup thats funny that you said that; I had a reverse affect. I'm a member of a gym that has many pro and champion fighters. So I was getting frustrated of losing simple wrestling and Jits matches during training. So I thought, I wasnt learning enought; the total oposite...! I went to another gym to see, test there training skills, and what not... anyway I was submitting many opponents at another gym. Then I realized okay I have lots to learn... Im already in the gym where I need to be. If im getting submitted at my gym and not in others then im wrong. It was humboling. Or maybe I went to a competing gym on the wrong day lol

I'm from around Ithaca. Word around here is that this is what Ryan spent most of the cash from his payout to release Jon jones. I also have talked to a few people who worked near the old bomb squad gym and they said that there was almost no one going in or out that they ever saw. My best guess is that Ryan was going to try and take a gamble with this place to see if he could turn a profit on a larger gym in central New York. It's a pretty cool idea to have a huge place and I've heard that a large part of there cash came from sponsors from the professional fighters. I think the game plan is to allow these fighters to teach classes between fights to increase revenue for the fight team and to start farming some new fighters. With any luck it should get more attention from the current fight team and bolster there ranks.

Bomb squad was given cash from Greg Jackson to terminate their contract with John Jones. Jon was on team bomb squad for his first 10 or so fights.
